Residential area in Dortmund-Scharnhorst undergoes extensive refurbishment

Dortmund, 19. November 2024 – Velero manages around 480 apartments along Barthstraße, Brechtstraße and Am Buschei in Dortmund-Scharnhorst. The apartment buildings in this area are now undergoing extensive renovation and refurbishment, with a total investment of around 10 million euros.

The measures include repairs and insulation of roofs, window replacements, and façade renovation and redesign. Velero aims to reduce the energy consumption of these buildings by at least 30%, making a meaningful contribution to climate protection. But that’s not all: all the measures also lead to a noticeable improvement of the indoor climate in the apartments.

Newly colored facades – with distinct color schemes for different streets – as well as new entrance doors and intercom systems, will further enhance the overall appearance of the neighborhood, creating a higher quality of living for residents. Initial work is already underway.

Focus on Energy Efficiency and Living Comfort

The energy-efficient roof renovations comply with the requirements of the 2024 Building Energy Act. The thermal transmittance of the roof structures will be reduced from the current 1.3 W/m²K to 0.14 W/m²K by converting them into warm roofs, which will significantly lower heating needs over the long term. Installing triple-glazed windows with a U-value of 0.9 W/m²K will also substantially reduce heat loss.

“Through this energy-efficient refurbishment, we’re not only reducing operating costs for our tenants but also making a significant contribution to lowering CO₂ emissions,” says Thomas Tietze, Head of Technical Asset Management at Velero. “At the same time, we’re enhancing the neighborhood and improving the quality of life for our tenants,” adds Marius Overkott, Regional Manager of Property Management NRW.
