REQUIREMENTS:

BASED ON THESE CRITERIA, WE SELECT PROPERTIES

We are looking for residential properties with development potential in German cities and municipalities with a growing or stable population. Charlottenburg, HafenCity or Isarvorstadt are not suitable for us. However, we would be happy to take a look at your property in the areas surrounding the top 7 locations of Berlin, Munich, Stuttgart, Cologne, Düsseldorf, Hamburg and Frankfurt / M. and in larger conurbations.

As we are a portfolio holder in the residential sector, we do not purchase project developments, properties under construction, undeveloped plots, predominantly commercially used properties or operator properties such as hotels, boarding houses or care facilities. Additionaly, pure renovation projects and properties with a significant maintenance backlog also do not fit our criteria.

We only acquire properties or portfolios starting from a minimum size of 500 residential units. We also see potential in buildings with homeowners’ associations, prefabricated buildings and subsidized housing estates. In any case, it is important to us that at least 75 percent of the units are let out. The commercial share should not exceed 20 percent, which we measure by the annual net rent. A positive cash flow is also a criterion for us in the selection process.

We would like to maximize the potential of your property. Therefore, we carefully review in advance whether all the requirements are met. By providing us with all the relevant documents, you greatly assist us in this process.

Therefore, we look forward to receiving an exposé containing the following minimum information:

  • Full address
  • Number of residential and commercial units, separately with floor space details
  • Year of construction
  • Disclosure of vacancy by units and area
  • Annual net rent ACTUAL
  • Disclosure of the factor ACTUAL and DEBTUAL

Any additional documents you provide beyond these will help us reach our common goal more quickly.
